Students participating in this course will complete their mandatory ethics training requirement*, while understanding how to practice real estate in the most ethical way possible, and the actions taken when ethics are in question.

DESCRIPTION

Navigating Commercial Purchase & Sale Agreements (Tennessee) class will be held IN PERSON.

The overall purpose of this class is to take away the mystery of preparing Commercial Purchase and Sale Agreements. First, we will review just what a contract is and how it needs to be prepared to be legal and enforceable. Then, we will review Letters of Intent and how and why to use them, we will go over – line by line – the provisions of a Commercial Purchase and Sale Agreement and we will talk about when you should use Exhibits along with your Commercial Contracts. As part of these topics we will discuss in some detail due diligence that should be completed during the feasibility period of a commercial transaction. In this interactive workshop, you will leave with the knowledge to explain the agreement to a customer/client, determine how long due diligence periods should be, and be better able to prepare a solid and binding contract, without practicing law!

Tennessee REALTORS® contract basics to keep you compliant and set to close! This course will assist you in understanding the agreement in everyday English and not mind-warping legal jargon.

DESCRIPTION

Understanding & Implementing Buyer Representation Agreements class will be held IN PERSON. 

Attendees will be able to understand and deliver a message to buyers and or potential buyers/consumers, as well as be able to recognize their individual value and disclose their fees on the appropriate forms as directed by the National Association of REALTORS® ensuring transparency of how commissions are earned and dispersed accordingly. Additionally, attendees will understand the Tennessee Real Estate Commission’s Law as to the required duties owed to all customers and clients. They will understand the differentiation between exclusive and non-exclusive “Fiduciary” relationship as well as choosing to remain a facilitator by explaining and establishing these distinctions through disclosure and signed agreements.

DESCRIPTION

New Member Orientation is required of all REALTOR® members, and MLS Orientation is required of anyone having access to the MLS system.

Orientation is a chance for our newest members to get acquainted with one another and all the benefits of being a member of Greater Chattanooga REALTORS®. Following a brief overview of local program and services, we will segue into MLS Rules and an overview of the MLS platform.

Students may bring an electronic device to follow along during the MLS portion.

GAR Exhibits, Amendments, & Special Stipulations class will be held IN PERSON. 

This three-hour course is designed to familiarize the attendees with GAR Forms Exhibits and Amendments. This course is tailored to the needs of real estate licensees, providing detailed guidance regarding properly completing and preparing Exhibits, Amendments, and what Special Stipulation are necessary to use while assisting clients and customers.
