DESCRIPTION

This is a detailed examination of the Tennessee REALTORS® Purchase and Sales Agreement and the other disclosures and complimentary forms that go along with a transaction. The purpose is to help the agents understand, as well as helping agents explain to their clients, the forms used in a real estate transaction in Tennessee. The class will also cover the 2018 Tennessee REALTORS® contract changes. 

We have gone paperless, however there is not a handout for this class.

DESCRIPTION

The “Staying Out of Court So You Can Stay On the Court!” provides participants a better understanding of the many legal and regulatory dangers Tennessee licensees may encounter in their daily real estate practice. Particular emphasis will be given to components of the Tennessee Real Estate Broker’s License Act of 1973 (especially T.C.A. § 62-13-312) and claims filed with Errors and Omissions insurance carriers. In addition, discussion on electronic signatures and other trends in the real estate industry impacting clients and possibly resulting in lawsuits and or regulatory complaints. This course will include case studies and exercises allowing students to learn practical application of the material within each section of the course.

DESCRIPTION

Selling is ‘offering solutions which satisfy the seller’s/buyer’s NEEDS’.  The right solutions can only be determined when the agent understands the sellers’/buyers’ true needs – their requirements to make the decision to sell or to buy.  Sounds easy enough yet being able to distinguish between a true need and a want can be difficult.  Learn how to distinguish a need from a want, identify the seller’s/buyer’s true needs, and how to sell solutions to those needs.

DESCRIPTION

Target marketing is most often associated with what an agent does to market a listing to attract buyers.  Target marketing is also effective to help the buyer find the right property for them to buy when showing property.  No agent wants to be the buyer’s tour guide – showing property after property in hope they find that right property. Learn how to use a target marketing strategy during the showing process to help the buyer buy that ‘just right’ property.
