DESCRIPTION
Occasionally, you may get a showing request from an appraiser or real estate licensee who isn’t an MLS user affiliated with one of our eKey reciprocity partners. So, we’ve enabled a new feature in your Supra eKey – Single Access!
Single Access allows listing agents on a case-by-case basis to invite the property owner, or out-of-area appraisers or real estate licensees to access a keybox at a specific date/time. Single Access offers:
-
Secure, limited, and non-transferable access
-
Access credentials delivered to the out-of-area licensee’s smartphone
-
Easy to view, modify and manage granted access within the Supra eKEY app
-
Out-of-area licensees have a “one-button” (i.e., Obtain Key) within the Supra eKEY app that provides easy access to obtain keys from Supra lockboxes.
To ensure our eKey holders limit the use of Single Access to authorized persons, the MLS Rules include the following:
Section 18.12.a. Supra’s Managed Access is available to any Participant or Subscriber Keyholder (i.e., listing agent) to provide access to the Keyholder’s keybox, provided the person to whom access is granted is the property owner or:
i. Holds an active real estate or appraiser license in the state where the property is located; and
ii. Is not an MLS Participant or Subscriber in this MLS or any MLS with whom Greater Chattanooga REALTORS® has e-Key reciprocity.
When granting Managed Access, Keyholder shall enter in the Supra system the name and contact information of the real person to whom access is being granted. Failure to abide by this Section 18.12.a. shall result in a:
i. Five hundred dollars ($500) for the first offense:
ii. Seven hundred and fifty dollars ($750) for the second offense; and
iii. One thousand dollars ($1,000) for the third offense.
For any fourth or more violation, the offender shall appear before the MLS Committee for consideration of discipline to be imposed. Said discipline shall be limited to those outlined in Section 7 of hte MLS Rules.

Buyer's Agent Bootcamp: How to Eliminate Deal Killing Mistakes, Be Seen as an Expert & Close Buyers for Life course will be held IN PERSON.
Amid litigation and industry scrutiny, buyer agent compensation has become less predictable, impacting residential agents. Surveys indicate negative perceptions of agents, resulting in a low customer retention rate of 12%. In addition to teaching agents how to enhance their professionalism, this course offers a no nonsense approach for getting buyer brokerage agreements signed. Agents will identify what they need to know to be recognized as a market expert, how to gauge where their market is and where it’s going, and how to establish the credibility and trust necessary for a customer to happily pay their commission. Participants will gain expertise in market analysis, credibility building, and accountability practices, transforming their approach from transactional to client-centric.

In celebration of Fair Housing Month, we are pleased to have father-daughter co-authors Richard Rothstein and Leah Rothstein to present The Color of Law sequel - Just Action: How to Challenge the Segregation Enacted Under the Color of Law.
While The Color of Law lays out the history of segregated housing policies, Just Action focuses on what citizens can do in their own communities to address segregation.
Copies of Just Action are available for purchase in the REALTOR® Store, so you can read ahead of this event and bring your copy to be signed by the authors.
Guest Speakers
Richard Rothstein is a Distinguished Fellow of the Economic Policy Institute and a Senior Fellow (emeritus) at the Thurgood Marshall Institute of the NAACP Legal Defense Fund. He is the author of The Color of Law: A Forgotten History of How Our Government Segregated America, which recovers a forgotten history of how federal, state, and local policy explicitly segregated metropolitan areas nationwide, creating racially homogenous neighborhoods in patterns that violate the Constitution and require remediation. Rothstein is also the author of many other articles and books on race and education, which can be found on his web page at the Economic Policy Institute: http://www.epi.org/people/richard-rothstein/. Previous influential books include Class and Schools: Using Social, Economic and Educational Reform to Close the Black–White Achievement Gap and Grading Education: Getting Accountability Right. He welcomes questions and comments at riroth@epi.org.
Leah Rothstein is co-author, with Richard Rothstein, of Just Action, a sequel to The Color of Law. While in The Color of Law, Mr. Rothstein described how government policy created residential segregation, the sequel will describe how local community groups can redress the wrongs of segregation. Ms. Rothstein has worked on public policy and community change, from the grassroots to the halls of government. She led the Alameda County and San Francisco probation departments’ research on reforming community corrections policy and practice to be focused on rehabilitation, not punishment. She has been a consultant to nonprofit housing developers, cities and counties, redevelopment agencies, and private firms on community development and affordable housing policy, practice, and finance. Her policy work is informed by her years as a community organizer with PUEBLO and Californians for Justice, working on housing, public safety, environmental justice, and youth leadership, and as a labor organizer with the Union of Needletrades, Industrial, and Textile Employees (UNITE). Ms. Rothstein received a Bachelor Degree, with honors, in American Studies from the University of California, Santa Cruz and a Master of Public Policy Degree from the Goldman School of Public Policy at the University of California, Berkeley.

Transitional land is a concept that’s been around for ages. Even though many people sell transitional land every day, there is still a stigma surrounding this risky land type. What many people don’t know is that transitional land can turn out to be gold mines. For example, the land on which Disney World sits started off as swamp and was transitioned into the happiest place on Earth!
Opportunities are arising for real estate agents as more and more undeveloped land is being adapted for recreational and commercial uses, and real estate agents need to understand how to determine clients’ needs and buy and sell property at fair market value. This is an essential course for land and commercial agents looking to gain a better understanding of both sides of a transitional land transaction.
After taking this course, attendees will have the:
-
Expertise to analyze options and determine the highest and best use of a property.
-
Confidence to develop an effective marketing campaign to sell these types of properties.
-
Competence to estimate the market value of a transitional land property.
-
Knowledge to understand the financial aspects, physical considerations, governmental, legal and economic factors that impact transitional land.
-
