I’ve Got My Eye on You! Surveillance & Real Estate class will be held IN PERSON!
A quick Amazon search or Best Buy browse will reveal dozens of various cameras and recording devices that are easily hidden from sight that allow sellers to record activity in their home when it’s for sale. Whether the device is there for the seller's peace of mind, or to provide the seller with an advantage at the negotiation table, agents need to have a plan in place to handle the “nanny cam conundrum.” With nearly 80% of all web traffic being video-driven, the use of drones to capture amazing footage of a property is on the rise. This course addresses the question: What are the rules that apply to drone usage and what should agents know about them?

Agency in TN class will be held IN PERSON.
Why does someone obtain a real estate license? The answer really has nothing to do with the right to buy or sell real estate. Anyone with enough money or financing can do that! A real estate license is all about representation. The license permits someone to represent another party in the purchase or sale of real estate, to safeguard their interests, to treat them honestly, to serve them with professionalism. Agency at its heart is not a difficult or complex concept. It’s all about representing a consumer conscientiously, doing so with the consumer’s understanding and written agreement, steering clear of any conflicts of interest, and ensuring that—at any time in the transaction—everyone in the transaction knows whom the licensee does and doesn’t represent. This course takes you through common misconceptions about agency law in Tennessee, as well as a section-by-section presentation of the law itself with a brief commentary on each section.
Course material will be emailed prior to class.

Great Choice Mortgage Program (THDA) class will be held IN PERSON.
REALTORS®: DO YOU WANT MORE CLOSINGS?
Learn how to help your buyers overcome a major barrier by giv-ing them an option to use down payment assistance. Become a hero to first-time homebuyers by saying yes when others have told them no. Learn the ins and outs of THDA’s Great Choice program and make more deals work because you understand the rules and exceptions. Finally, by taking this 4-hour class you will earn the pre-ferred THDA Realtor status for three years!
Join us and learn the answers to the following questions about THDA mortgages:
-
How can a veteran get a reduced interest rate on his/her mortgage loan?
-
Does a veteran have to be a first-time homebuyer to obtain a THDA mortgage?
-
How can a loan provide a free 6-month interest rate lock…while home is being constructed?
-
How can a buyer get funds to pay for closing costs if the seller doesn’t pay?
-
Can a buyer get money to be used as a down payment on an FHA loan…with no second mortgage on the property?
-
Can a buyer with a 620 credit score be approved?
-
What THDA-administered program can help unemployed or underemployed homeowners make their mortgage payments and even bring arrearages current?
The answers to all of these questions may allow a transaction to close. Whereas, without this knowledge, your buyer may be told that they have insufficient funds to close, or have unacceptable ratios, or have a credit score that regular investors will not approve. Your knowledge of THDA requirements may allow your transaction to close with THDA.
Course material will be provided during class.

I See Dead People & They Want to Sell Real Estate class will be held IN PERSON.
This course is designed for real estate agents to assist them in navigating real estate transactions involving deceased sellers and probate.
In the real estate world, we see so many real estate transactions where the seller is deceased or the real estate is included in a probate. Unfortunately, these types of situations often result in the closing being delayed or the contract possibly terminating. As an attorney owned title company, Burns, Henry & Kirksey, is committed to assisting real estate agents in understanding what information they need to navigate these types of closings and helping them successfully close.
In this presentation, Attorneys Travis Henry and Bryce Kirksey identify three key questions that realtors should ask when taking a listing where a seller is deceased.
These questions and topics include:
-
Who has authority to sign a contract or deed when someone is deceased?
-
What is probate and how does it affect a closing?
-
How long do you have to wait to close?
In addition, the course includes practical tips to avoid a delayed closing.
At the end of the presentation there will be time for Q&A as well.
Bryson M. (“Bryce”) Kirksey’s practice involves many transactional matters, including tax planning for individuals and companies, estate planning (drafting wills and trusts), probate, business formation and planning, and forming and advising tax-exempt organizations. Bryce is also a licensed title insurance agent with Fidelity National Title and is licensed to practice law in Tennessee.
Travis D. Henry concentrates his practice in the areas of real estate, secured lending and litigation. Travis represents investors, developers, lenders and participants in real estate transactions. He is a licensed title insurance agent with Old Republic Title and Fidelity National Title Insurance Company. Travis is licensed in Tennessee and Georgia.
Course material will be provided during class.
